Roof systems
Asphalt. Metal. Tile. Or restore it.

Asphalt Shingles
Architectural asphalt — the workhorse of Tampa Bay. Tear-off, Florida wind fastening, GAF / CertainTeed / Owens Corning.

Metal Roofing
Standing seam and metal panels that shrug off UV and wind. Cooler attic, longer service life, clean coastal look.

Spanish & Clay Tile
Barrel, clay, and concrete tile. Underlayment and structure first — tile is only as good as what’s under it in this climate.

Roof Rejuvenation
Soy-oil treatment for asphalt that still has life. Restore flexibility for a fraction of a tear-off — after we inspect.
Insulation & ventilation
Zone 2A attics cook. Code is R-38 plus soffit-to-ridge ventilation. GAF excludes inadequate ventilation — we spec baffles, intake, and ridge venting together.
Storm & Insurance
24/7 dispatch to tarp damaged areas. We work the claim with your carrier so you get the full scope the policy covers.
GAF Warranties
Master Elite unlocks Golden Pledge® — 50-year non-prorated manufacturing plus 25–30 years of GAF-backed workmanship.
Gutter Installation
Seamless aluminum sized for Tampa Bay downpours. Bundle with a roof and skip a second crew visit.

The attic is cooking the roof
Florida Energy Code wants ceiling R-38 here. IRC/FBC wants a real soffit-to-ridge ventilation path. GAF excludes inadequate ventilation from Golden Pledge®. We treat both as part of the roof, not an upsell.
Live from Wesley Chapel
—forecast high
A poorly vented Tampa Bay attic can run about 140°F+ against the deck this afternoon. Balanced soffit-to-ridge stays closer to outdoor + ~18°.
Estimate: outdoor high + 47° (choked) / + 18° (balanced). Not a measurement of your house. Pattern from hot-humid attic research (FSEC) and field jobs in Zone 2A.

R-38
Zone 2 ceiling minimum
Florida Energy Conservation Code Table R402.1.2 sets ceiling R-38 for Climate Zone 2 — Pasco, Hillsborough, Pinellas, Hernando. Zone 1 (Miami-Dade through Collier) is R-30. Wesley Chapel is Zone 2A.
Florida Building Code — Energy Conservation, Table R402.1.2
R-49
ENERGY STAR empty-attic retrofit
ENERGY STAR’s retrofit table for Zone 2: bring an uninsulated attic to R-49. If you already have 3–4 inches, add to R-38. Most 1990s–2000s Tampa Bay attics we open are in that 6–8 inch gap.
ENERGY STAR — Recommended insulation levels
1/150
Net-free attic ventilation
IRC / FBC R806.2: 1 sq ft of net-free area per 150 sq ft of attic floor. Drops to 1/300 when 40–50% of that area is high (within 3 ft of the ridge) and the rest is low (soffits). 1/150 is always legal.

36%
Less ceiling heat flux
Florida Solar Energy Center: 1:150 ventilation plus a radiant barrier cut ceiling heat flux 36%, versus 26% for a radiant barrier with only 1:300 ventilation (Parker & Sherwin 1998).

Excluded
from every GAF warranty
Golden Pledge®, Silver Pledge®, and the base Shingle & Accessory warranty all exclude damage from inadequate ventilation. Failure to install it is not treated as an application error. That is why we spec soffit-to-ridge and baffles on every GAF system roof.

Roof rejuvenation
Not every asphalt roof needs a tear-off
Soy-oil treatment that puts flexibility back into aging shingles. PRI lab tests: 46% fewer loose granules, 60% less permeability, 24% smaller hail dents. About $2,400 typical vs $9,500–$18,000 to replace — when the roof still has life.

We don’t just replace shingles
Most roofers tear off the old roof and nail on a new one. We specify a complete system — because a Tampa Bay roof does more than keep rain out. It fights UV, wind, and a 150° attic.
Ventilation
IRC/FBC wants 1 sq ft of net-free area per 150 sq ft of attic (or 1/300 when 40–50% is high). A choked Florida attic hits 140–160°F and GAF excludes that damage from Golden Pledge®.
Insulation
Florida Energy Code Table R402.1.2: ceiling R-38 in Zone 2. ENERGY STAR retrofit: R-49 if the attic is empty. The barrier between living space and a superheated attic.
The full system
Underlayment, decking, flashing, drip edge, fasteners. Florida wind and daily storms find every skipped layer. We don’t skip layers.
45
years of combined roofing expertise on the team that inspects and specifies your roof.

IECC climate zone for Tampa Bay — hot-humid. We spec for cooling load, not snow.

Common questions
Roofing FAQ
How long does a roof replacement take in Tampa Bay?+
Most single-family homes are finished in one day. Larger or more complex roofs may take two. We do not leave a house exposed overnight if we can help it.
Do you offer financing?+
Yes. Through our Enhancify page you can submit a 60-second application, see offers with a soft credit pull, and fund in 1–5 business days. Loans up to $200,000. APR from 7.99% for qualified applicants. Terms 1–12 years. Rates vary by lender.
What warranty do you offer?+
As a GAF Master Elite contractor we can register the Golden Pledge®: manufacturing coverage on the GAF system with a 50-year non-prorated Smart Choice® period, plus 25 years of workmanship coverage backed by GAF (30 years on Timberline UHDZ®). Tear-off and disposal included on covered claims. Base shingle warranties from a non-certified installer do not include workmanship. Inadequate ventilation is excluded. See gaf.com for full terms.
Are you a GAF Master Elite contractor?+
Yes. Precision Roofing & Exteriors is GAF Master Elite certified — a distinction GAF awards to roughly the top 2–3% of roofing contractors. It requires factory training, insurance thresholds, and a verified install record. It is also how we offer the Golden Pledge warranty.
What do Google reviews say about Precision Roofing & Exteriors?+
Homeowners in Wesley Chapel, Lutz, New Tampa, Brandon, Tampa, and Clearwater rate us 5.0 stars on Google for drone inspections, itemized quotes, and clean one-day installs. Read the reviews on this site or on Google.
Do you only install shingles?+
No. We install asphalt shingles, metal, and Spanish or clay tile. If the asphalt still has life, we also restore it with soy-oil rejuvenation instead of a tear-off.
What is roof rejuvenation?+
A soy-oil (SMEE) treatment that soaks into aging asphalt and restores flexibility. Independent PRI tests showed better granule adhesion, lower permeability, and better hail impact. It is not a fix for a failed roof. We inspect first.
What if a storm just hit my roof?+
Call (850) 764-3607 any time. We dispatch 24/7 to tarp and secure the damaged area so water doesn’t keep coming in. Then we document with a drone and work the insurance claim — the full scope the policy covers, not a padded one.
Do you do free inspections?+
Yes. Schedule a free autonomous drone inspection flown by FAA Part 107–certified Precision pilots. AI damage detection, photos of every slope, remaining-life call. If the asphalt has years left, we may restore it. After a named storm, call for 24/7 dispatch first.
Are your drone pilots FAA certified?+
Yes. Every Precision drone pilot holds an FAA Part 107 Remote Pilot Certificate. Commercial roof inspections are not hobby flights. The remote PIC is on site, current, and able to take the controls at any time while the aircraft flies its autonomous mission.
How does AI damage detection work?+
The drone maps the whole roof, then computer vision flags missing or creased shingles, lifted flashing, ponding, exposed felt, and granule loss. A Precision inspector reviews every flag. The model does not sell the job — it makes sure we do not miss a slope.
What areas do you serve?+
Anywhere within about 60 miles of Wesley Chapel, Florida. That covers Pasco, Hillsborough, Pinellas, Hernando, Polk, Citrus, Sumter, Lake, Manatee, and west Orange County. If you’re not sure, call and ask.
