How long does a roof replacement take in Tampa Bay?+
Most single-family homes are finished in one day. Larger or more complex roofs may take two. We do not leave a house exposed overnight if we can help it.
Do you offer financing?+
Yes. Through our Enhancify page you can submit a 60-second application, see offers with a soft credit pull, and fund in 1–5 business days. Loans up to $200,000. APR from 7.99% for qualified applicants. Terms 1–12 years. Rates vary by lender.
What warranty do you offer?+
As a GAF Master Elite contractor we can register the Golden Pledge®: manufacturing coverage on the GAF system with a 50-year non-prorated Smart Choice® period, plus 25 years of workmanship coverage backed by GAF (30 years on Timberline UHDZ®). Tear-off and disposal included on covered claims. Base shingle warranties from a non-certified installer do not include workmanship. Inadequate ventilation is excluded. See gaf.com for full terms.

Yes. Precision Roofing & Exteriors is GAF Master Elite certified — a distinction GAF awards to roughly the top 2–3% of roofing contractors. It requires factory training, insurance thresholds, and a verified install record. It is also how we offer the Golden Pledge warranty.

Do you only install shingles?+
No. We install asphalt shingles, metal, and Spanish or clay tile. If the asphalt still has life, we also restore it with soy-oil rejuvenation instead of a tear-off.
What is roof rejuvenation?+
A soy-oil (SMEE) treatment that soaks into aging asphalt and restores flexibility. Independent PRI tests showed better granule adhesion, lower permeability, and better hail impact. It is not a fix for a failed roof. We inspect first.
What if a storm just hit my roof?+
Call (850) 764-3607 any time. We dispatch 24/7 to tarp and secure the damaged area so water doesn’t keep coming in. Then we document with a drone and work the insurance claim — the full scope the policy covers, not a padded one.
Do you do free inspections?+
Yes. Schedule a free autonomous drone inspection flown by FAA Part 107–certified Precision pilots. AI damage detection, photos of every slope, remaining-life call. If the asphalt has years left, we may restore it. After a named storm, call for 24/7 dispatch first.
Are your drone pilots FAA certified?+
Yes. Every Precision drone pilot holds an FAA Part 107 Remote Pilot Certificate. Commercial roof inspections are not hobby flights. The remote PIC is on site, current, and able to take the controls at any time while the aircraft flies its autonomous mission.
How does AI damage detection work?+
The drone maps the whole roof, then computer vision flags missing or creased shingles, lifted flashing, ponding, exposed felt, and granule loss. A Precision inspector reviews every flag. The model does not sell the job — it makes sure we do not miss a slope.
What areas do you serve?+
Anywhere within about 60 miles of Wesley Chapel, Florida. That covers Pasco, Hillsborough, Pinellas, Hernando, Polk, Citrus, Sumter, Lake, Manatee, and west Orange County. If you’re not sure, call and ask.
Is the drone inspection really free?+
Yes. Autonomous flight under a Part 107 remote PIC, AI damage scan, photos of every slope, remaining-life call, and a written quote if the roof needs work. About 1 in 5 times we tell homeowners to wait.
What is FAA Part 107, and can a drone still fly itself?+
Part 107 is the FAA rule for commercial small UAS. It requires a certified remote PIC, aircraft registration, airspace authorization where needed, and visual line of sight unless you hold a waiver. Autonomous flight is legal under Part 107 as long as the PIC can intervene. That is how we fly: the aircraft runs a mapped mission; a certified Precision pilot supervises it. We do not fly beyond visual line of sight.
Do I have to be home?+
Someone 18+ should be on site to confirm access and that pets are inside. The flight itself is usually 15–25 minutes. We stay off the roof unless we need a hands-on check after the scan.
Do you offer financing if the scan says replace?+
Yes. Enhancify soft-pull offers, including low monthly payments. We walk through them when we present the quote — not before you know what the roof actually needs.
How much does a roof replacement cost in Tampa Bay?+
Most architectural-shingle replacements on typical single-family homes land between $9,500 and $18,000. Size, pitch, layers, decking repairs, and product drive the number. Free itemized estimates after a drone inspection.
How long does an asphalt roof last in Florida?+
In Climate Zone 2A, architectural shingles often last 15–22 years — not the 30 on the bag. UV, heat, and wind do that. A drone scan tells you where you actually are.
Do I need a permit?+
Yes for replacement. We pull Florida Building Code permits in the county where the house sits and meet the inspection.
Will you match my HOA color?+
Yes. We submit the shingle before a dumpster hits the lot in HOA communities.
Do you install metal and tile too?+
Yes. Asphalt, standing-seam metal, and Spanish or clay tile. The drone inspection is the same either way.
Is inadequate ventilation a roofing issue?+
Yes. Balanced soffit intake and ridge exhaust is part of a Florida spec. We add baffles so insulation doesn’t choke the eaves, and we often use GAF Cobra® ridge vent so the system qualifies for Golden Pledge®. GAF excludes inadequate ventilation from warranty coverage.
What is Golden Pledge?+
GAF’s strongest residential limited warranty. Only Master Elite contractors can register it. 50-year non-prorated Smart Choice manufacturing coverage on a qualifying GAF system, plus 25 years of workmanship (30 on Timberline UHDZ® and Designer Lifetime), with GAF backing after year two. Tear-off and disposal included on covered claims.
Is inadequate ventilation covered?+
No. GAF’s Golden Pledge, Silver Pledge, and the base Shingle & Accessory warranty all exclude damage from inadequate ventilation. Failure to install adequate ventilation is not treated as an application error. That is why we spec soffit-to-ridge venting and baffles on every GAF system roof.
Does Golden Pledge cover hail?+
No. Hail and other acts of nature are excluded. We do not invent hail coverage or waive insurance deductibles.
What is a GAF system?+
Golden Pledge covers a GAF system: Lifetime shingles, ridge cap, starter strip, leak barrier, roof-deck protection, Cobra® ventilation, and qualifying Master Flow™ vents. Powered-vent motors have a shorter term. Non-GAF flashings, metalwork, and gutters are not GAF products.
Who can offer Golden Pledge?+
Only GAF Master Elite contractors. Precision Roofing & Exteriors is Master Elite. Certified Plus can offer System Plus; non-certified installers are on the base Shingle & Accessory warranty.
Is Lifetime 50 calendar years?+
Lifetime means as long as the original owner of a single-family detached home owns the property (or a second owner if transferred in the first 20 years). Other building types: 40 years on Golden Pledge.
How do I know if I need new gutters?+
Water pooling at the foundation, gutters pulling off the fascia, rust or holes, sagging runs, or overflow in a normal Tampa afternoon storm. If they’re more than 15–20 years old, it’s worth a look.
Can you install gutters during a roof replacement?+
Yes, and it’s the right time. One crew visit, fascia accessible, matching drip edge. Most of our gutter jobs happen alongside roofing.
5-inch or 6-inch?+
6-inch moves more water — the right call on most Tampa Bay roofs, especially with oaks and afternoon cells. We’ll spec it on the quote.
Do you offer gutter guards?+
Yes. Guards are optional. They help with oak tassels and pine needles; they do not make cleaning obsolete. We’ll say so up front.
How do I know if my attic needs more insulation?+
If you can see ceiling joists in the attic, you’re short. Tampa Bay is IECC Climate Zone 2A. Target is about R-38 (roughly 12–16 inches of blown-in, depending on product). A lot of 1990s–2000s homes have 6–8 inches.
How much does attic insulation cost?+
Square footage, current depth, and whether old material needs removal. Written quote after we look. Federal 25C credits may still apply — we provide the documentation.
What’s the difference between blown-in fiberglass and cellulose?+
Fiberglass is lighter, won’t absorb moisture, about R-2.5/inch. Cellulose is denser, better at sealing gaps, about R-3.5/inch. In hot-humid Florida we often prefer fiberglass so you’re not packing a sponge into the attic.
What R-value should my attic be in Tampa Bay?+
Climate Zone 2A. Florida Energy Conservation Code Table R402.1.2 requires ceiling R-38 in Zone 2 (Pasco and the rest of Tampa Bay). ENERGY STAR’s retrofit table goes to R-49 if the attic is essentially empty. More insulation without ventilation just traps heat against the deck.
How long does installation take?+
Most attics are 2–4 hours. Combined with a roof replacement, it happens the same day. You can stay in the house.
Does ventilation matter as much as insulation?+
Yes. Insulation without a clear soffit-to-ridge path just holds heat against the deck. GAF’s Golden Pledge® does not cover damage from inadequate ventilation. We install baffles at the eaves and a ridge exhaust (often GAF Cobra®) so the attic can breathe.
What is soffit-to-ridge ventilation?+
Cooler air enters at the eaves through vented soffits, runs under the deck in the rafter bays, and exits at a ridge vent. That continuous path is what keeps a Florida attic from cooking the shingles from below. Power fans are a last resort — they can pull conditioned air from the house if intake is blocked.
How much net-free ventilation does Florida code want?+
The Florida Building Code / IRC baseline is 1 sq ft of net-free area (NFA) per 150 sq ft of attic floor. That can drop to 1/300 when at least 40–50% of the NFA is high (ridge or roof vents) and the rest is low (soffits). We size Cobra® ridge vent and soffits to that, then add baffles so blow-in doesn’t choke the intake.
What are attic baffles and why do I need them?+
Rafter-bay channels at the eaves. Without them, blown-in insulation plugs the soffit and the attic has nowhere to breathe. We install baffles before we blow R-38 so intake stays open for the life of the roof.
