Architectural (dimensional) asphalt is what we put on most Wesley Chapel, Lutz, and Brandon homes. Multi-layer, better wind rating than three-tab, looks like a real roof. GAF Timberline, CertainTeed Landmark, Owens Corning Duration — the brand matters less than the install and the ventilation under it.

Class 4 impact-resistant shingles cost more and can help with insurance in hail-adjacent conversations. Tampa Bay is more wind than hail, but impact ratings and thicker mats still take debris better in a tropical-storm band.

Three-tab is a 20th-century product. We will tear it off. We will not put it back on a house we expect to still be here in 15 years.

Metal (standing seam or 5V) makes sense on lower slopes, additions, and homeowners who want to stop thinking about the roof. It is louder in rain, more expensive up front, and unforgiving if the underlayment and oil-canning details are sloppy.

Concrete and clay tile are common in parts of Tampa and the beaches. The tile often outlives the underlayment. A “tile roof problem” is frequently a paper problem. Tile repair is its own trade; we will tell you when you need that specialist.

Cool-roof / high-SRI shingles actually matter here, unlike in heating-dominated climates. Lighter colors and reflective granules cut attic temperature. In Climate Zone 2A that is real money on the electric bill, not a rounding error.
