4-Point Inspections in Florida: The Roof Section
A 4-point inspection is not a full home inspection. It is a snapshot of the four systems Florida carriers care about most. The roof is the one that kills applications.
Inspectors report covering type, approximate age, remaining life, and visible damage. If they guess your 2008 shingle is “20+ years” with “5 years remaining,” the underwriter may non-renew or decline.
A documented recent replacement — permit, photos, product, invoice — is the cleanest story. If you are buying in Wesley Chapel, New Tampa, or Spring Hill and the roof is 17 years old, budget for replacement as part of the deal rather than hoping the carrier sleeps.
